What it is
A jumbo loan is simply a mortgage larger than the conforming limit set for that county and year. Those limits are published by the FHFA and vary. We do not freeze a dollar amount on this page because it would go stale.
Jumbo underwriting often asks for stronger credit, more reserves, and a clearer asset picture than a conforming conventional loan. That is because the loan is not eligible for standard Fannie Mae / Freddie Mac purchase in the usual way.
Jumbo is a loan size, not a lifestyle. It is used in high-cost markets and for larger properties, including some primary homes that simply cost more than the conforming cap.

- Buyers whose loan amount will exceed the current conforming limit for the property’s county.
- Homeowners refinancing when the new loan would also sit above conforming limits.
- Some second-home purchases in high-cost areas. Guidelines are stricter than primary occupancy.
